AI Voice Agents for Real Estate in London

An AI receptionist for London real estate and letting agents. It answers every enquiry on the first ring, books viewings and valuations, and routes offers and tenant emergencies to your team, day and night.

Built and managed by OMH, a UK team based in Hullbridge, Essex. Set-up is by video call and phone.

London at a glance

A market where every call is worth answering

High prices, the largest rental market in the country and buyers who ring more than one agent. With prices easing and rent growth slowing, every enquiry counts, and the agent who picks up first usually gets the viewing.

Across London

Every part of London rings differently

Pick an area to see the calls agents there tend to get, and how we set the agent up for them. It works the same for any London postcode.

Calls agents here often get

  • Professionals asking about new-build flats
  • Evening and late-night viewing requests
  • Relocation enquiries from overseas

Callers often ring after work, from 7pm onwards. Your agent answers then, in your branch name.

Area notes are general observations to show how setup differs, not market data.

Several London branches?

One number, the right branch every time

Your agent asks for the postcode and the reason for the call, then sends it to the branch and team that cover it. You set the rules. Try a postcode to see where a call would go.

The first part of the postcode is enough.

Why London agents use it

What a voice agent does for a London branch

  • First to answer, first to view

London buyers and tenants often ring several agents about the same flat. The one who answers books the viewing.

  • Evenings and weekends covered

Most enquiries come after work and at weekends. Your agent answers then, with no voicemail.

  • Viewings booked on the call

It checks your diary and books the slot while the caller is still on the line, with a reminder by text.

  • More valuations from the same calls

Homeowners thinking of selling get booked in with a valuer, not left on a callback list.

  • Offers reach the right negotiator

It never discusses offers. It puts the caller through or books an urgent call back.

  • Tenant emergencies handled

Out-of-hours leaks and lockouts go straight to your on-call property manager.

With an AI agent

  1. 09:00Morning summary waiting: 23 calls handled over the weekend
  2. 09:057 viewings and 2 valuations already in the diary
  3. 09:10One offer flagged for Tom to ring back first thing

What is changing

New rules mean more calls to answer

Tenants, landlords and buyers have new questions, and they ring their agent first. Pick a topic to see what has changed and how your agent handles those calls.

LettingsFrom 1 May 2026

The Renters' Rights Act

What has changed

  • Section 21 "no fault" evictions have ended
  • Tenancies now roll on month to month, with no fixed terms
  • Rent can go up once a year, with two months' notice
  • Rental bidding is banned: adverts must show one rent, and higher offers can't be asked for or accepted
  • Tenant requests to keep a pet must be considered and answered

How your agent handles these calls

Quotes only the advertised rent and never invites higher offers. Logs pet requests and notice questions word for word and passes them to your lettings team, using wording you approve.

General information only, not legal or tax advice. The agent says only what you approve and passes anything else to your team.

Local numbers

Keep your number, or get an 020 one

Londoners trust an 020 number. Your agent can answer on the line you already advertise, or on a new London number for a new branch or campaign. [CONFIRM] number provisioning

  • Keep your number

Divert your branch line so the agent answers. Your number stays on every board and portal listing.

  • Only the calls you miss

Calls ring your team first. If nobody picks up, or every line is busy, the agent takes over.

  • A new 020 number

For a new branch, a lettings line or a campaign. Track calls to that number separately.

London questions

What London agents ask us first

Anything else, ring us and talk to a person.

020 3489 3934

Do you have an office in London?

No. Our team is in Hullbridge, Essex, about an hour from central London. We set up and review your agent by video call and phone, so being in London makes no difference to the service.

Can we get an 020 number?

Yes. You can keep your existing number and divert calls to the agent, or we can set up a new 020 number for a branch or campaign.

[CONFIRM] number provisioning

Does it work for agencies with several London branches?

Yes. Each branch gets its own greeting, diary and rules, and calls can be routed by area, so a Clapham caller reaches the Clapham team.

Can it handle overseas buyers and landlords?

It answers 24 hours a day, so callers in other time zones always reach someone. It takes their details and books calls with your team at a time that suits both sides.

Can it route calls by postcode or area?

Yes. You decide the rules, for example SW postcodes to one branch and E postcodes to another, and lettings calls to the lettings team.

Can it answer tenant questions about the Renters' Rights Act?

It answers only with wording you approve, for example how notice works under your tenancies. It never gives legal advice. Anything specific to a tenancy, such as a notice or a rent increase, goes to your lettings team.

Does it work out Stamp Duty for buyers?

No. It never calculates tax. It can point callers to the GOV.UK Stamp Duty calculator if you allow it, and book a call with a negotiator.

What happens when rental rules change?

The agent only says what you approve. When rules or your policies change, we update the script with you and test it before it goes live.

Will callers know they are talking to an AI?

Yes. Every agent says it is an AI assistant at the start of the call, and anyone who would rather speak to a person can ask.

Is client data kept safe?

You remain the data controller and OMH acts as your processor under a written agreement, in line with UK GDPR. We agree what is stored and for how long before go-live.
